About Charlen

Char Glidden has been helping people buy and sell real estate throughout Abilene and West Texas since 2012. With more than 400 homes personally sold and years spent in brokerage leadership, she brings something to the table that can't be manufactured with a marketing slogan: experience.

She's negotiated through easy markets, difficult markets, multiple-offer madness, shifting interest rates, inspection surprises, appraisal problems, and just about every other curveball a real estate transaction can throw at you. Her job isn't to tell clients what they want to hear. It's to give them the information, perspective, and advice they need to make the best decision for themselves.

As founder of The Glidden Real Estate Group and an eXp Realty ICON Agent, Char has built much of her business through repeat clients and referrals. She works with buyers, sellers, investors, military families, and people relocating to or from the Abilene area.

Her philosophy is pretty simple: know your market, tell people the truth, negotiate hard, communicate well, and never forget there are actual human beings on the other side of the transaction.

This was not our first time selling a home, so definitely not our first rodeo, but Char approached our home differently than what we had experienced before. During our first walkthrough, she wasn't just looking at rooms. She was immediately identifying what made our home special and what she could highlight to potential buyers. She noticed the built-in desk and bookcase in the office, the fact that the room could still comfortably accommodate a sleeper sofa, the beams, the Jack and Jill bathroom, the shop, the laundry room and its additional closet, and so many other details that, as homeowners, we had simply gotten used to seeing every day. Char saw the value in them and knew how to market them. She was just as thorough when it came to pricing. Instead of limiting her research to a small radius, she looked beyond it for comparable properties that truly helped establish where our home belonged in the market. She showed us the homes with more square footage that sold higher, the smaller homes that sold lower, and where ours fit between them. She believed our home could sell between $465,000 and $479,000. We listed at $465,000 and ultimately sold for $467,500—above asking. And she did not stop at putting a sign in the yard. We had professional photography, drone footage and a coming-soon strategy designed to give the house as much visibility as possible before it officially hit the market. We had interest and offers before the open house, and the home was under contract within three weeks. Having lived in the area and watched other homes sit on the market for months, that spoke volumes to us. And if you need an example of Char's dedication, somehow she managed to fracture or break her foot about a week before our open house. Did that stop her? Absolutely not. Open-house day came, and there was Char, knee scooter and all, scooting around our house and handling her business. If that doesn't tell you what kind of realtor you're getting, I don't know what will. Now THAT is dedication. But what truly sets Char apart is the person behind all of that knowledge and strategy. Whenever I called and said, “Char, I need help finding somebody for this,” she helped. She sent names and numbers, made calls, connected my husband and me directly with service providers through group texts, and helped keep things moving when something needed to be handled quickly. She rolled up her sleeves and worked right alongside us. She jokingly called me “Johnny on the spot” because once she handed me the torch, I ran with it—but Char was always right there making sure I had what I needed to get things done. She is personable, responsive, knowledgeable, honest and upfront. She will tell you what needs to be done to make your home marketable, explain why, and then WORK for your business.
