YOUR HOME. YOUR DECISION
We're Not Here to Sell You a House
We believe buying a home is a big decision. We will NEVER talk you into buying one.
Our job is to help you understand the Abilene real estate market, evaluate your options, and stay curious about what matters most to you. The better we understand what you're looking for and why, the better we can help you gain clarity and make an informed decision when the right home comes along. We will move as quick as you need us to, but we will never rush you. Our goal is NOT to get you under contract as fast as possible. We want you to understand the process, what you're buying, feel good about the decision you're making, and be EXCITED to call it home.
Proven Experience. Trusted Results.
Our Home Buying Process
A Smarter Way to Buy a Home in Abilene
01
Strategy Session & Home Search
Before we start opening doors, we start with a strategy session. We’ll talk about what you’re looking for, your priorities, budget, timing, and most importantly, why those things matter to you.
From there, we’ll build a game plan and put it to work in the Abilene market. As we look at homes, we’ll keep learning and adjusting. What you think you want on day one may change once you see what’s actually out there, and that’s completely normal.
02
Evaluate the Home
Finding a home you love is exciting. Deciding whether you want to own it requires a little more thought. We’ll help you look at the bigger picture, including the property, its history, comparable sales, current market conditions, and the things that matter specifically to you. We’ll ask questions, gather information, and help you get the clarity you need to decide whether this is the one you want to pursue.
03
Offer Strategy & Negotiation
If you decide to make an offer, we’ll build a strategy around that specific home and situation. Price matters, but it isn’t the only thing that matters. We’ll talk through price, terms, timing, contingencies, competition, and your negotiating position so you understand your options. Then we’ll negotiate with your goals and priorities at the center of the conversation.
04
Under Contract & Next Steps
Accepted offer! Now the real fun begins.
There are deadlines, documents, lender requirements, title work, appraisal, inspections and about 47 other moving pieces. We’ll help keep everything organized, keep you informed about what’s happening next, and make sure important dates and decisions don’t sneak up on you.
05
Inspections & Due Diligence
This is your opportunity to learn as much as you can about the home before moving forward.
We’ll help coordinate inspections and other due diligence, connect you with professionals when needed, and talk through your options as information comes in. If something changes the picture, we’ll help you understand your choices and determine the best next step.
06
Closing & Beyond
Before closing, we’ll help make sure the final pieces are coming together and that you know what to expect when it’s time to sign.
Then you get the keys. But our relationship doesn't end at the closing table. Whether you need a contractor recommendation, have a question six months from now, or eventually decide it's time for your next move, you can still call us!
